My role as Complete Real Estate’s Leasing Officer encompasses everything from working with first time investors to supporting long term landlords who own a large portfolio of investment properties. From advertising the property to issuing tenancy documentation for the selected tenant, my attention to detail and organisation skills result in a smooth leasing process for every new tenancy.
This is a relationship-based role and communication is key. Collectively, we focus on ensuring that all of our tenants and landlords are fully aware of every stage in the leasing and ongoing property management process. I also work closely with the many prospect tenants, ensuring that their applications are completed accurately and are best suited for our landlord’s property.
Having a keen eye for a property’s potential, I look for opportunities to help our clients add value or even turn around the profitability of an under-appreciated investment. I enjoy bringing my life experience and in-depth technical knowledge to not only assist my clients but also assist my team. I support our property managers by providing researched information of the current rental market to gain the best return for the tenancy and manage all legal paperwork preparation to ensure that each tenancy is legally binding.
As a property manager at Complete Real Estate, I look after a large number of rental properties (including ex-council homes) for a unique group of landlords, many of whom have large investment portfolios. The best part of my job is maintaining a strong relationship with my clients and their tenants, and finding solutions to problems that are win-win for both parties.
Our clients are often sophisticated investors with large portfolios, so it is critical that I have up-to-date knowledge about the current rental legislation. My role also entails keeping a record of maintenance activities across entire portfolios, keeping track of the progress of repairs and their costs. Providing this information in spreadsheets, my clients have a complete overview at all times.
Challenges are part of the package when it comes to property management, but thanks to my cool head, training and experience, I am equipped to handle whatever comes my way. Some days can feel more pressured than others, but as a naturally calm person I use my problem solving skills so I can get any issue resolved quickly.
Balancing the needs and interests of both landlords and tenants is key, and I manage this by maintaining strong relationships with both parties, remaining calm and patient and always identifying the optimal outcome for all.
A landlord myself, I understand the importance of good communication between the managing agent, landlord and tenant; to ensure all parties kept up to date on any maintenance, inspections and rental payments.
As a property manager at Complete Real Estate I am entrusted with a broad range of properties for a variety of clients, including investors with individual rental homes and others with a portfolio of investment properties. My areas of focus include Mount Gambier, Port MacDonnell, Nene Valley and the surrounding districts.
My role entails keeping a record of maintenance activities across entire portfolios, by tracking progress of repairs and monitoring their costs. I am also responsible for managing a written report and photographic records of my properties before incoming tenants take over a new lease.
For this is sometimes a challenging role, I often draw on my problem solving and negotiation skills, aiming first to understand a situation before finding the best outcome. This experience is drawn on from my previous managerial role for a large and well established company, where I was responsible for managing my own time management and tasks and that of others within my team. Within that role, I was responsible for assessing written reports and speaking with the general public to assist them with their enquiries.
My negotiating skills ensure I get the best outcome for landlords while also keeping tenants informed and happy, particularly at the end of a lease when the property is handed back.
I bring my years of experience and strong communication skills to the table to ensure a satisfactory outcome for my clients is achieved and avoid the need to represent at a tribunal hearing.
With my experience across several key roles at Complete Real Estate, I now occupy a central role as Rental Team Leader.
Initially, I was employed in a property leasing role through 2013 and 2014. After taking some time off to travel the world, and work in the travel industry, I re-joined Complete Real Estate in 2021 in a general administration position.
My willingness to take on new tasks and to be adaptable are essential to my role, which is why my role has developed to overseeing our property management division.
My approachable, yet efficient manner, assists me with maintaining our client relationships with both landlords and tenants to ensure the property is being managed effectively.
With my experience and extensive knowledge of various aspects of property management, I am able to assist the team with any concerns or questions. My versatility strengthens my support role to our property managers and across in to our sales team. The diversity of my tasks keep me engaged and helping others is why I enjoy my role at Complete Real Estate.
